Drywall is priced by the area of board that goes up, so the estimator works that area out from your room's size. Walls are two times (length plus width) times the ceiling height; the ceiling is length times width. Both areas are shown, then the board total times the published range.

What the quote should say
- The board area being priced, walls and ceiling listed separately
- Board thickness and type for each area
- Hanging, taping and the finish level for each area
- Removal and disposal of old board, if any
- Whether doors and windows are taken off the area
- Primer and paint: included or not
Permits
New board on its own is not named on the City of Ottawa's permit lists. When it is part of a job that adds or removes walls, finishes a basement or adds an apartment, it is part of that permit. The City's inspections on such a job include framing and insulation and vapour barrier stages, and the City says work covered before an inspection may have to be uncovered. The City's 2026 fee for alterations is $12.75 per $1,000 of construction value, with a $117 minimum.

Are doors and windows taken off the area?
Not in this estimator: it counts the full walls. A contractor may take openings off, or may not. Ask the quote to state the board area it priced.
Does a smoother finish change the price?
Yes. One published source prices a Level 5 skim coat above a standard finish. The finish levels are the industry's 0 to 5 scale, not a Building Code rule, so the quote should name the level for each area.
