Nepean stipple ceiling and a drywall quote: test before or after hiring?
Nepean stipple ceiling and a drywall quote: test before or after hiring?
If the house was built before 1990, get the asbestos test done before hiring anyone to scrape, sand or disturb the ceiling. Health Canada lists surface treatments including paint, putty, drywall, caulking, sealants and spackling among the older materials that may contain asbestos, and fibres are released by scraping, sanding or breaking the surface apart. A positive result means abatement work, which is a separate scope and a separate contractor (ottawaabatement.com). Hiring a drywaller first and testing second puts you in a position where the scope, the price and the timeline may all change after you have signed.
The sequence that keeps the quote accurate is: test first, share the result with the drywaller, then get the written quote. If the test comes back clear, the quote covers scraping and finishing. If it does not, the abatement happens first and the drywaller quotes on what remains after that work is complete. A quote written before a test result is in hand is quoting an unknown scope.
On price, published Toronto and Ontario contractor prices read October 1, 2026 put removal of a stipple or textured ceiling that has tested clear at about $2 to $10 per square foot of ceiling area, from scrape only up to scrape, skim coat and paint. That range moves depending on the ceiling area, the finish level you want after scraping, whether skim coating and primer are included or excluded, and ceiling height. Ask the quote to name the finish level and list every coat.
Ask the written quote to state:
- the ceiling area being scraped
- the finish level by number and what coats that includes
- whether skim coating, sanding, primer and paint are included or excluded
- how texture matching to adjoining surfaces is handled, if any
- who is responsible for confirming the asbestos test result before work starts
